Check-In & Check-Out

Check-In Times

  • Monday – Friday: 1:00 PM – 6:00 PM
  • Saturday: 11:00 AM – 4:00 PM
  • Sunday: By appointment only

Check-Out Time

  • 11:00 AM

A $10 late fee applies after 11:15 AM. After 1:00 PM, a full day’s site fee will be charged.

Late check-out is subject to availability. If you would like to extend your stay, please notify the office by 10:00 AM and we will do our best to accommodate your request.

Please note our offices are closed on Sundays.


Occupancy Policy

Each site at Willow Run RV Resort is limited to:

  • Two (2) adults
  • One (1) child

Additional children may be permitted with prior management approval.

Approved additional occupants are subject to a $10.00 per person charge.


Background Check Policy

Background checks are required for all extended stay reservations at Willow Run RV Resort.

All adults staying on-site must complete the background check process. You will receive an email and/or text notification through CampBackgroundChecks.com with instructions to complete your screening.

  • Cost: $12.00 per adult

Mail Service

Willow Run RV Resort cannot be used as your permanent mailing address.

Guests must maintain another address or P.O. Box for regular mail services.

For your convenience, packages may be delivered directly to our Package Room through our Luxer Mail Locker System.


Vehicle & Traffic Guidelines

  • Speed limit throughout the resort is 5 MPH.
  • All vehicles must be registered to the site occupant(s) and registered with the office upon arrival.
  • Each site may have:
    • One habitable RV
    • Up to two non-habitable vehicles
  • Vehicles must remain fully on the concrete pad.
  • Parking on grass, roadways, amenity areas, or vacant sites is prohibited.

Additional Parking

Additional parking may be available for:

  • $75/month
  • Subject to availability and management approval

Vehicle Standards

Vehicles must:

  • Be clean and well-maintained
  • Have current registration and insurance
  • Be free of leaks and disrepair

Prohibited

  • Sleeping in personal vehicles
  • Vehicle repairs or washing on-site
  • Driving through empty sites
  • ATVs
  • Dirt bikes
  • Children’s motorized ride-on vehicles

Bikes, Scooters & Skateboards

Non-motorized bikes, scooters, and skateboards are welcome on paved areas only.

Riding after dark is prohibited unless equipped with proper lights and reflectors.

Unsafe riding may result in loss of privileges.


Site Standards

Please help us maintain a clean and attractive resort.

Site Cleanliness

  • Keep sites tidy and free of debris, oil, and mud.
  • No digging or staking into the ground.

Outdoor Furniture

Outdoor areas may include:

  • Minimal patio furniture
  • Outdoor-use items only

Indoor furniture such as couches or recliners is prohibited outdoors.

Prohibited Items

The following are not permitted:

  • Clutter
  • Garbage
  • Boxes
  • Tools
  • Unsightly items

Window Coverings

  • Standard window coverings are required.
  • Aluminum foil is prohibited.

Flags

Allowed:

  • National flags
  • State/province flags
  • Military flags
  • Sports team flags
  • College flags

Not Allowed:

  • Political flags
  • Confederate flags
  • Profane flags

Structures & Additions

The following are prohibited without management approval:

  • Sheds
  • Decks
  • Stairs
  • Fences
  • Storage containers
  • Utility buildings
  • Tarps
  • Clotheslines
  • Outdoor appliances
  • Hot tubs

Grass Areas

Please keep grass areas free from:

  • Mats
  • Carpets
  • Lawn chairs
  • Potted plants

Additional Restrictions

  • Only RV-designated air conditioners are permitted.
  • Boats, cargo trailers, and utility trailers are not allowed on sites.
  • Tents and tiny homes are prohibited.
  • Operating a business from your site is prohibited except remote telecommuting.
  • Site alterations require management approval.

RV Sales

If you wish to sell your RV, contact the office first.

Site occupancy cannot transfer with an RV sale and requires a new approved agreement.


Pet Policy

Non-aggressive pets are welcome and must be registered with the office upon arrival.

Pet Limits

  • One pet per site
  • Additional pets require management approval
  • $10 per pet fee applies

Vaccination Requirements

All pets must:

  • Be fully vaccinated
  • Provide veterinarian-signed vaccination records at check-in

Pet tags are not accepted as proof.

Leash Policy

Pets must:

  • Remain on a 6-foot leash
  • Never be left unattended outdoors

Dog Playpens

Small dog playpens are permitted beside your RV on concrete pads only.

The area must remain clean and pets may not be left unattended.

Pet Cleanup

Please clean up after your pet immediately.

Poop bags and disposal stations are available:

  • Dog Park
  • Rear of the resort

Failure to clean up after pets will result in:

  • $25 fine per incident

Restricted Areas

Pets are prohibited in:

  • Resort buildings
  • Restrooms
  • Pool area
  • Playground

Behavior Expectations

Aggressive behavior, nuisance activity, or excessive barking will not be tolerated.

Pet Exercise Area

A designated Pet Exercise Area is available for guest use.

Liability

Pet owners are fully responsible for any damages or injuries caused by their pets.

Wildlife

Feeding stray or wild animals is strictly prohibited.


Security & Personal Belongings

  • Security cameras are in use throughout common areas.
  • Camera systems do not guarantee personal safety or property protection.
  • Management is not responsible for lost, stolen, or damaged property.

Please keep valuables and bicycles securely locked.


Guest Conduct & Courtesy Guidelines

Quiet Hours

  • Friday & Saturday: 10:00 PM – 8:00 AM
  • Sunday – Thursday: 9:00 PM – 8:00 AM

Children

  • Parents are responsible for supervising children and guests.
  • Children under 14 must be accompanied by an adult at all times.

Courtesy Rules

Please:

  • Respect neighboring campsites
  • Avoid loud or disruptive noise
  • Refrain from profanity or aggressive behavior

Prohibited Activities

  • Generators
  • Soliciting
  • Conducting business without approval
  • Signs advertising products or RV sales
  • Smoking/vaping inside buildings or recreational areas
  • Illegal drugs

Resort Rights

Willow Run RV Resort is privately owned.

Management reserves the right to:

  • Refuse service
  • Deny access
  • Require guests to vacate property

Guests removed for rule violations will not receive refunds.


Alcohol & Drugs

Responsible alcohol consumption is permitted at your site.

Disorderly conduct, public intoxication, illegal drug possession, or drug use will result in immediate eviction without refund.


Site Amenities

Utility Connections

All utility hookups must be made at your assigned site only.

Sewer

  • Grey tanks must be emptied before entering the resort.
  • Sewer connections must have airtight seals.
  • Sewer hoses must be elevated and leak-free.

Electric

  • Ensure plugs are fully inserted before activating breakers.
  • Excess cord must be neatly coiled.

Electric Fees

  • November – April: $75/month
  • May – October: $125/month
  • Two AC Units: $175/month

Water

Water pressure regulators are recommended.

Refuse

Please dispose of household trash only in designated dumpsters.

Individual trash cans beside RVs are prohibited.

Large item disposal is not permitted on-site.


Fires & Grills

Permitted

  • Propane campfires
  • Covered gas grills
  • Charcoal grills
  • Propane fire pits with protective covers

Fire Safety

  • Never leave fires unattended.
  • Fully extinguish fires before leaving.
  • Do not burn trash or debris.

Resort Guest Amenities

Pool / Hot Tub / Outdoor Kitchen

Pool Hours

  • Daily: 7:00 AM – 10:00 PM

Adult Swim Hours

  • Daily: 7:00 PM – 10:00 PM

Pool Rules

  • No lifeguard on duty
  • Registered guests only
  • Visitors limited to two hours daily with host
  • Children under 16 require adult supervision
  • No glass containers
  • Swim diapers required for infants/toddlers

Please avoid:

  • Loud music
  • Disruptive behavior
  • Inappropriate language

Outdoor Kitchen & Grill

Please clean grills after use.

Do not remove propane tanks from grilling areas.


Fitness Center

  • Open during posted hours for registered guests
  • Closed-toe shoes required
  • Wipe down equipment after use
  • Return weights and benches properly

Guests under 16 require adult supervision.

No food or glass containers permitted.


Common Areas

Please respect all shared resort spaces including:

  • Bathrooms
  • Lounges
  • Picnic areas
  • Pickleball court
  • Fire pits
  • Food truck park
  • Dog park
  • Laundry room
  • Parcel room
  • Courtyards

Please clean up after yourself and report maintenance issues promptly.


Meeting Rooms & Event Space

Meeting and event spaces are available by reservation only.

Guests are responsible for cleanup and damages.


Laundry Facilities

  • Available for guest use only
  • No washing pet bedding or similar items
  • Promptly remove laundry after use
  • Laundry supplies are not provided

Restrooms & Showers

Please help keep facilities clean and comfortable.

Prohibited

  • Washing dishes
  • Washing pets
  • Washing laundry in sinks

Report maintenance issues immediately.

Firearms Policy

Firearms including:

  • BB guns
  • Pellet guns
  • Air guns
  • Paintball guns

Must remain secured inside your RV at all times.

Open carry handguns are prohibited under Texas Penal Code Section 30.07.

Fireworks

Fireworks are strictly prohibited anywhere on resort property.
