Willow Run RV Resort - Extended Stay Policy
EXTENDED STAY POLICY & AGREEMENT
CHECK-IN TIME: 1:00 PM – 6:00 PM (Please check in at office upon arrival)
CHECK-OUT TIME: 11:00 AM
QUIET TIME: 10:00 PM – 8:00 AM
Reagan Ridge is an adult-focused community providing a quiet and enjoyable experience to accommodate the discerning guest. Your stay will be enhanced with paved streets, concrete parking for both your RV and auto, private hotel-quality showers, laundry, fast WiFi, and beautiful landscaping.
Please review all terms and conditions included here, and also the “Rules and Regulations” posted on the website, to confirm our park is compatible with your needs.
Note: We have a “no-nonsense” approach to the rules – comply or move on.
Reservation & Payments
Deposit: $150 required to reserve a space.
Remaining Balance: (security deposit, monthly site service, and other charges) due 7 days prior to arrival. Balance will be charged automatically to the payment method on file.
Cancellations:
30+ days notice → refund (minus $25 cancellation fee, background checks, or other fees).
Less than 30 days notice → credit toward a future stay (minus fees).
No refunds for late arrivals or no-shows.
Background Check
Copy of government-issued ID and background check required for EACH adult.
Cost: $20 per adult.
A link will be sent with instructions.
Security Deposit
$150 must be maintained throughout the entire stay.
Monthly Rate
Does not include electricity – billed separately by meter.
Subject to change without notice.
Management may adjust due date and prorate to the 1st of the month.
Auto and Late Payments
Guests encouraged to maintain valid payment method on file and enroll in autopay (site, electric, other charges).
If not enrolled, account incurs $5 billing fee.
Payments past due 3+ days → $25 late fee + $10 per additional day.
Utilities/services may be terminated.
Guest may be required to vacate.
Occupants & Visitors
Only persons named in booking may reside in the RV. No subletting or renting allowed.
Standard site fee includes 2 persons.
Additional persons (adults or children) incur extra charges and must be listed in booking.
Max: 2 adults and 4 occupants total.
Copy of government-issued ID required at or before check-in.
Pets
Limit: 2 pets per site.
Must be leashed when outside.
Owners must clean up immediately or face $25 fine.
Aggressive breeds or animals not allowed.
Vehicles
Limit: 1 RV + 2 passenger vehicles per site.
RVs older than 10 years require prior approval with photos.
Mailboxes & Packages
USPS delivers only to office. Other carriers may deliver to RV or office.
Locking mailboxes available in laundry building: $10/month.
Key must be returned upon departure, otherwise $20 replacement fee.
Reagan Ridge RV is not responsible for mail/package delivery or loss.
Check-Out Procedure
Departure Date: Must be specified at booking. Site will be rented after that date.
Extensions: Minimum 15 days, charged at prorated monthly or daily/weekly rate.
Early Departure: Requires 15-day advance notice. Otherwise, guest will be billed equivalent of 15 days at monthly rate.
Site must be left clean and in same condition as arrival. Cleaning/repairs billed to guest.
Follow standard check-out process (call, email, or online).
Within 10 days after check-out, final bill will be generated.
Security deposit applied toward balance/refund.
Conduct Policy
No onerous, noxious, or offensive activity permitted.
Management may require violators to vacate immediately without refund.
Legal Disclaimer
Texas Penal Code Section 31:04 (b): Guests who leave without paying are subject to criminal prosecution.
This is a Host/Guest Arrangement – not a landlord/tenant agreement.
Management assumes no responsibility for accidents, injuries, or losses (fire, wind, theft, weather, catastrophic events).
Guests use facilities at their own risk and must carry insurance.
Guests assume liability for damages or injuries caused by their pets, vehicles, RV, or belongings.
Guests agree to indemnify and hold management harmless.

By booking and paying for services at Reagan Ridge RV, guest confirms they have read and agree to:
